Terms, conditions and policies
Below is a list of our terms and conditions for booking. Please ensure you have fully read and understood these policies before booking.
1. Self-Catering: All rental properties are self- contained. You are responsible for
purchasing food, paper goods, cleaning supplies or other necessities you require during
your stay.
2. Trash: Trash pick up is posted in the vacation home. Trash must be removed from inside
the home at departure and put in sealed trash bags in the garage or taken to the
compactor if there is one on site. $50 will be added for excess trash removal after your
departure.
3. Spills & stains on the carpet & furniture: If you spill something please clean it up
quickly. If you do not clean up the spill you will be responsible for having the stain
removed.
4. Arrival/Departure checkout time: ARRIVAL TIME 4PM CHECKOUT TIME IS 10 AM.
We must have the time to ready the house for the next guests. All keys assigned must be
returned to the key lock box. If keys are missing there will be a $120 replacement charge.
5. Smoking policy: NO SMOKING IS PERMITTED IN ANY HOME. Cigarette smoke
lingers in a home and many people are offended by the smell of smoke. The owners and
all following guests would appreciate you honoring their wishes by smoking outside. If
you insist on smoking inside the house a minimum of $200 deodorizing fee will be
charged to you.
6. Refunds on breakdowns: No appliances are guaranteed. There will be no refunds on
appliances, power, water, telephone, cable, toilets, pool heaters, pumps or any item on
the rental property due to breakdown. All homes are kept in good working order and any
breakdown will be repaired during our normal business hours.
7. Air conditioning: Please keep all doors and windows closed while the air conditioning is
on. Air conditioning can run 24 hours a day. Please keep the temperature set between
74-78 degrees. A/C set below 70-72 degrees will freeze up the unit.
8. Maximum number of occupants: Each home has a maximum number of beds and sofa
beds to sleep guests comfortably. Homes are not to exceed the maximum allowable
occupancy. Children over 2 years of age will be counted as one person. For safety
reasons maximum occupancy is strictly enforced. Renters defying the maximum amount
of persons will be asked to move to a larger size home. The increased rental rate will
vary depending on the size of the home or homes needed. If guests are not willing to
move they will be evicted and will automatically forfeit their rental fee.
9. Pool rules: Children are to be supervised at all times, no running, no diving, and no
glass items in pool area. No yelling or screaming (you do have neighbors). All
communities have a noise ordinance after 10.00pm. Under no circumstances is a
renter to adjust, turn or move any lever on the pool pump, heater or timer.
10. Furniture: No rearranging of furniture or bedding
11. In House instructions: The home is equipped with an “In House Guide Book” that
explains use of appliances, blinds, garbage disposal and also has important telephone
numbers. Please review the guide.
12. Pool and window alarms: DO NOT DISABLE OR DISARM ANY ALARM ON
WINDOWS OR DOORS.
13. Bugs: Florida is in the tropics so we do have bugs. Do not leave foods on the counter
tops or in the pool area. Do not eat in the bedrooms or leave wet or damp clothes on the
floor.
14. Linens & towels: Do not wash personal items with any towels or linens from this home.
Stained, bleached or missing linen will result in a charge. Do not leave excessive dirty
towels on departure
15. Ironing: An ironing board is provided; do not iron on bedding, tables, counter tops or the
floor.
16. Toilets: Do not flush excess amount of toilet paper, feminine hygiene items or diapers
down the toilet. There is a plunger in the house if needed. If there is still a problem, call
the office immediately. If maintenance determines the blocked toilet is a result of excess
toilet paper or the ‘do not flush’ items above. You will be charged a minimum of $85 for a
call out fee.
17. Garage size: Most garages do not take large SUV’s or vans and attempting to drive
these into the garage may lead to damage to the garage door or structural damage.
Please leave these vans on the driveway securely locked.
18. Absolutely nothing is to be removed from this property at any time for any reason.
NO EXCEPTIONS.
19. No mobile home sleeping units or boats are permitted at any rental homes; You
must put these items at a proper storage unit.
20. Parking: ABSOLUTELY NO PARKING ON THE LAWN. All homes have an in ground
irrigation system. Parking on the lawn can damage the system.
21. Goodison Group and the owner of this property are not responsible or liable to guests
for any loss or theft of the guests personal property, rented property, accidents, injury or
damage, that may occur during your stay; nor are we responsible or liable to guests for
any loss due to weather conditions, road conditions or loss of recreational activities that
may occur during your stay.
22. Pool screen enclosure/pool equipment: DO NOT BOUNCE BALLS OR THROW
THINGS AGAINST THE POOL SCREEN. This may tear, rip or damage the
screen/netting or break the outside lights; you will be responsible for all damages
23. Alarm/home security system: If your home is armed with a security system and you
have an alarm code and instructions supplied by Goodison Group YOU MUST ENGAGE
THE SECURITY SYSTEM WHEN YOU ARE AWAY FROM THE HOME. If you fail to do
this when you are away from the home or on your departure and the home is broken into
or burglarized you will be responsible for any loss or damage.
24. Pets: All pets are forbidden in our villas unless agreed by the owners.
25. Pool rules:
a) Children are to be supervised at all times
b) Swim at your own risk
c) No life guard on duty
d) No running/No diving/No horse play
e) No glass in pool area
f) No foreign objects in pool
g) No bubble bath or bath foam in pool/spa
h) No balls to be bounced within screen enclosure
WARNING: Under no circumstances is the guest to adjust, turn or move any lever on the
pool pump, heater or timer at any time. NO EXCEPTIONS TO THIS RULE AND NO
EXCUSES EXCEPTED
Neither Goodison Group nor the owner can be held responsible for any accidents that
may occur from the use of the pool, spa or surrounding area.
26. Cancellations:
If the guest wishes to cancel the booking he/she should advise Goodison Group
immediately by telephone followed by confirmatory letter or email, or by emailing the
owner direct. Upon receipt of such notification Goodison Group will (without obligation to
the Client) use their best endeavours to obtain a replacement letting and, if such
replacement is obtained will refund to the Client any monies paid less the deposit. If
Goodison Group is not able to re-let Goodison Group shall be entitled to retain all
payments already made and if not already paid, the balance of the hiring charge as
follows:
More than 60 days before arrival Deposit forfeited
30 - 60 days notice: 50% of the rental charge
Less than 30 days notice: 100% of the rental charge
27. Damages: A credit card will be kept on file to cover any damages that occur at the villa,
after inspection.
28. Cleaning
On departure, cleaning of the property is charged at $200 and is charged prior to arrival.
29. Pool Heating
Pool heating is charged at $30 per day and is payable prior to arrival.
30. Payment:
A 25% deposit is required immediately to secure the dates and the balance is due
12 weeks prior to arrival. We accept payment via Paypal, bank transfer or personal
cheque.
